Come See How to Plant an Edible Garden!

 

DON’T FORGET, THIS WEDNESDAY EVENING At 5:30pm!!!

Help us plant or just watch and learn….

 On Wednesday, May 2nd, 5:30-6:30pm, at CountyCorp’s model home at 5870 Beth Road in Huber Heights, experts from Five Rivers MetroParks will be planting herbs, vegetables and flowers in the “lasagna” bed they built there last fall. The layers of paper, compost, etc. have now turned into gorgeous fertile soil, perfect for the garden we will be planting. Get your hands dirty (if you want) and learn the correct way to plant seedlings into your garden bed. Also learn failsafe ways to plant big and tiny seeds.

 The huge, gorgeous, completely renovated Cape Cod style home at 5870 Beth is now for sale. It will be open during the class for you to tour.

Jim Martone presented with Fair Housing Award

The Dayton Area Board of Realtors (DABR) presented Jim Martone, our VP of Housing, with the Fair Housing Award for Outstanding Community Professional at today’s 2012 15th Annual Fair Housing Luncheon. In this photo, Pam Waltrip, who teaches home ownership classes to our NSP buyers (and many others) is pinning on Jim’s boutonniere. He also received a lovely plaque.

Jim has been VP of Housing at CountyCorp since 1996. He began his work in the housing field in 1988 at CityWide Development Corp. He helped create the City of Dayton’s Office of Housing, where he eventually became Superintendent. Throughout his career, Jim has developed rental, homebuyer and homeowner rehabilitation programs utilizing Federal, State and local funds. Besides creating our NSP program (which received statewide recognition last year for Excellence in Homeownership by the Ohio Housing Finance Agency, see earlier article below), he oversees the development of Affordable Housing Tax Credit projects and many other housing initiatives. Since 2006, Jim has served on the Board for the Family Service Association, and is also past Chairman of the Homefull Board. He currently chairs the DABR’s Housing Opportunities Committee.

Also receiving awards today were Tim Mislansky, Sr VP of Wright-Patt Credit Union, for Outstanding Community Volunteer, and Diane Carter of BH&G Big Hill for Outstanding Realtor.

Home Prices Reduced!!

The Housing Source, a program of CountyCorp, is announcing revised pricing for 2012 on our 18 beautiful, totally renovated, energy efficient homes for sale right now in Huber Heights under our Neighborhood Stabilization Program (NSP).

CountyCorp is the private non-profit development corporation for Montgomery County.  NSP is a community renewal initiative that utilizes U.S. Department of Housing and Urban Development (HUD) funds to purchase, renovate and resell formerly vacant and foreclosed homes.  This program is focused in Huber Heights, Trotwood, Ft. McKinley and West Carrollton, all neighborhoods that have been hardest hit by the foreclosure crisis. 

The comprehensive rehab focuses on energy efficient, low maintenance systems and fixtures and includes new roofs, windows, doors, kitchens and bathrooms, EnergyStar appliances and lighting, plumbing, HVAC, electrical and security systems, insulation, flooring, concrete and landscaping.  CountyCorp also provides each buyer with a 5-year comprehensive home warranty and a deluxe homeownership manual. 

Financing for these homes is obtained through a mortgage with Wright-Patt Credit Union, or other lender.  Buyer benefits include:  $1,000 down, downpayment assistance of 10% of purchase price (up to $15,000) in the form of a silent 2nd mortgage, no PMI, and a 5-year whole house warranty.  Realtors earn a 4% commission and have to do very little to sell the homes.

Fifteen homes have been sold to date, 3 in Trotwood and 12 in Huber.  Two more Huber homes are currently under contract to sell in the next couple weeks. The Housing Source also has 10 more homes in Huber and 3 in Trotwood that just began the rehab process. These 13 houses will be completed in May.

Grand Opening Celebration at Almond Village Apartments

On Thursday, December 8th, the owners of Almond Village held a grand opening of the newly remodeled 60-unit apartment complex which is located at 4701 Casaba Court in West Dayton. The $6.4 million rehabilitation included modifications to accommodate visitability and accessibility, EnergyStar rated appliances and mechanicals, and energy saving front loading washers and dryers in each unit. The square footage of each unit was also increased. The project utilized 9% low-income housing tax credits, HOME and ARRA (American Recovery and Reinvestment Act) funds. The owners are Wallick Companies and HomeStart, Inc. (a division of CountyCorp). Other project partners include OHFA (Ohio Housing Finance Agency), Wallick-Hendy Development Company and the Ohio Capital Corporation for Housing. Started in 1966 and based in Columbus, OH, the Wallick Companies are a leader in affordable multi-unit housing development and management throughout the Midwest. This age restricted complex has a waiting list.

Lasagna Gardening class

About 15 lively attendees enjoyed the awesome informative class put on by Kasey Henneman of Five Rivers MetroParks, last night at our NSP model home on Beth Rd in Huber Heights. Kasey and Luci Beachdell had put in a “lasagna garden” (no dig, no till, free, layered gardening method that results in rich soil by spring) in the back yard. Kasey taught how to do it….very easy! She also discussed composting, rain gardens and barrels, fall plantings, etc. Attendees toured our gorgeous model home as well. It was a lovely evening and a good time was had by all.
